You have instructed your Estate Agent, your 3D virtual viewing has been filmed, the photographer has taken your photos, the for sale board is up, your Social media campaign is ready to go and the floorplans and site maps are done. All you now need to do is sit back and wait for viewings and an offer – it should be that simple, but for a successful sale there are things that you need to do too.
Always have your house viewing ready, whether it is via Kerb appeal, the interior of your property or how you market it.
Ensure the front of your house always looks immaculate, clean steps, no dead leaves and definitely no overflowing dustbin – always make sure your For sale board is straight – at David Phillip estate agents we do regular checks, but need to know if it has been damaged or has become a little on the wonky side – we have an electronic tracking process with our board provider, so things can be fixed immediately .
Make sure the inside of your home is looking good too

Monitor the property portals yourself, are you priced competitively, what are other properties selling for in your area? David Phillip has been valuing and selling properties for over 30 years, so you can be sure you are going to get a realistic price, but this may need to change depending on Market trends.
